If you're considering selling your home yourself, then there's some important information I would like to share with you before you go it alone. Eliminating non-qualified buyers and allowing
strangers into your home is perhaps the biggest concern facing all home sellers today. Being sure you only show your home to financially approved buyers is not an easy task, as many buyers who
are looking for a deal are often looking at homes priced higher than what a lender may actually approve them for. Sellers must learn to tactfully confront buyers about their financing and if a
buyer is not willing to provide you with the name of their loan officer, then they might not be a good prospect.
The other concern facing For Sale by Owners is having to allow strangers into your home. Although there is no easy way around this aspect, there are some things you can do to protect yourself.
When showing your home, try to have your husband, boyfriend, significant other, or neighbor at home with you during showings. If the buyers are a couple, don't let them split up and go in
different directions as they could be casing your home for a potential robbery. One might be distracting you, while the other may leave a window unlocked to return at a later time. If you
have any doubts, simple do not let them in and re-schedule the showing when you can have someone present with you.
There's a false expectation with For-Sale-by-Owners that they can receive a higher price by not paying a commission. But the reality is, home buyers know that you're saving from paying a
commission, so they'll expect you to lower your price by at least 6%. Buyers shopping For sale by owners realize you're saving from paying a commission, so they'll want you to pas that savings
onto them.
If you are selling yourself, be sure that you provide your buyer with all of the necessary disclosures required by law. Just because you're selling it yourself does not exempt you from providing
buyers with certain documents and disclosures that are required by law. Don't place yourself in jeopardy of a lawsuit, and consult with an attorney if necessary.
